If you would like to drop off donations at our office for re-distribution, please call (570) 226 – 8240 for info. Every little bit helps; no gift is too small.

Warm Coats & Scarves and Blankets: we are accepting donations of new, or gently used and clean blankets, winter coats, hats, gloves, and scarves. Deadline is January 15, 2010.    All items will stay in Wayne County.

Dessin Animal Shelter is in need of those not-so-gently used blankets, sheets, towels, pillow cases, etc. There is always a need for bedding and material for the animals at the shelter.   This shelter is a valuable part of our community and any help we can give them is much appreciated!

Toys for Tots – yes, Weichert Realtors Paupack Group is a Toys for Tots drop off location. Please bring new unwrapped toys and items for older kids (don’t forget, tweens and teens like to get Christmas presents too.) These do not have to be expensive items! Even a $5 toy would make a child who would otherwise get nothing very happy on Christmas morning. Deadline is December 4.

Wayne County Children’s Christmas Bureau – we have committed to adopting some families this year to help make their Christmas a little brighter. If you would like to donate new toys, children’s or older kids clothing and coats (or donate cash toward the purchase of these items) - these donations also stay LOCAL. We need to have items by Saturday November 28. It is best to leave the items unwrapped so that they will be easy to identify what age/sex it should go to. Also please provide gift receipts in case an item needs to be exchanged.

Even though almost everyone has been hit hard by the economic crisis of the past several months, it is important to remember that there IS someone less fortunate – and no gift is too small.

A cash donation as small a $5 or a small gift can go a long way to helping someone else – and that’s what being part of a community is all about.

One of the reasons people love Lake Wallenpaupack is the ability to dock your boat at not one, but two waterfront restaurants for a delicious lunch or dinner...and then head on back to the dock to resume your water play.

Ehrhardt's Waterfront Restaurant, Resort, and Banquet Center has been a favorite among visitors and locals alike.

The warm, casual atmosphere, the lovely views of Lake Wallenpaupack, the manicured grounds, and of course, the delicious food, all contribute to a delightful experience.

My very favorite item on the menu is the Portabella Sandwich. It is hands down, the best sandwich I have ever had - the melted swiss cheese, the balsamic dressing...the fresh, lightly toasted Kaiser roll...it's a sandwich fit for a king.

No Photos with Listings?

In this day and age, it seems impossible that REALTORS put listings on the MLS or on their websites with few photos beyond the obligatory "Main Photo."

To me, pictures are really very subjective. You are at the mercy of the skills of the photographer! A great photographer will highlight a room's positive points while not calling attention to any negatives. A wide angle lens may make a room look its actual size, or it may distort it and make it look huge. On the other hand, a lousy photographer will take lousy pictures, and make a cute house look dark and unwelcoming.

Listing pictures should only be used as a basic guide - not a deal killer. Great houses are passed up because of the photographs - either bad ones, or the complete lack of them. (I admit to skipping on sending listings to my clients when there are 100 to choose from and I need to cull the list. The first ones to be cut are the ones without decent pictures.)

Some consumers may be tempted to think that the home that lacks interior photos either has a lousy interior, or that the agent is lazy. Sometimes, one of those interpretations may be the case, but other times, it could just simply be the seller's preference. Some sellers are afraid that putting their pictures up on the internet will rob them of their privacy and perhaps have their home targeted by thieves.

There are two schools of thought here: the seller wants to protect his privacy, but the consumer doesn't want to waste time on a home that they may not like once they see the interior (or they will find the perfect home as soon as they "see" it...).

Unfortunately, when a home is competing with over 2000 other homes in the same market, like here in the Lake Wallenpaupack, Pike County, and Wayne County PA area... it is a distinct disadvantage to not have multiple photos - or at least photos showing the all important kitchen, living room, and at least one bedroom. If a seller is worried about their personal belongings, perhaps they should consider putting their valuables in storage while their home is on the market. Interior photos are not the only things that tip off would be thieves...

It really behooves everyone involved to maintain an open mind, as well.

Don't pass up on that great Lake Wallenpaupack lakefront or lake rights property because the living room looks dark..it could be that the agent didn't think to open the blinds, or the photo is just underexposed.

Don't assume that a house is ugly on the interior if there are no interior photos. If the home looks promising on the outside, contact an agent (like me) and ask some questions. If I don't have the answers, I'll get them!

Indian Rocks on Lake Wallenpaupack

This is the third in a series of articles highlighting homeowner communities in Pike and Wayne County in northeastern PA (Poconos). Previously, I wrote about The Hideout in Lake Ariel (Wayne County) and Fawn Lake Forest, in Pike County.

Indian Rocks: Wayne County PA, Lake Wallenpaupack Community

Today I had the privilege of viewing a beautiful - stunningly beautiful - log home in Indian Rocks (Ledgedale, PA) while part of the Weichert Paupack Group caravan expedition. This was not the first time I've been in Indian Rocks, but it was the first time I got to look around more while someone else drove!

If you are looking for a nice affordable Lake Wallenpaupack community, Indian Rocks is your place. It is not gigantic, it is not "busy". It has some nice amenities, and of course, it has Lake Wallenpaupack and the ever-beautiful Pocono woods, abundant with wildlife.

Indian Rocks Association was founded in 1955, and currently has approximately 400 (+/-) homes, and around 100 or so full time residents.

In the heart of Indian Rocks you will find an in ground swimming pool, an in ground wading pool for the kids, an impressive playground, and tennis courts.

Most of the roads are paved, and on the whole, it is a nice, unpretentious, quiet community offering fairly easy access to Lake Wallenpaupack. A nice feature is community central water (but each site has septic, not central sewer!).

Homeowner dues are approximately $509 per year as of 2007. (Subject to change!)

SEARCH HOMES FOR SALE IN INDIAN ROCKS, usually ranging in price from just under $100,000 to a little over $400,000.

Also, there are building lots available, so you can start your own home from scratch.

Lake Wallenpaupack Memory Building Night

Tonight, I took a break from real estate, and my family & I went to visit our friends who have a lake front cabin on Lake Wallenpaupack, in Sunny Point. We do this every July when they come up from Lancaster to spend time at "The Cabin." Often, this is the only time we see them. We used to be able to see the fireworks from their dock, but not anymore. That was sad, but now we get to celebrate The Fourth twice; once with the fireworks, and one on another night at The Cabin.

I have a 15 year (or so) history of memories at this cabin. Glenn, my husband, took me there with him a few times before we were married to visit his friends, who are now my beloved friends.

I remember "Grandad" Havard Cornog, one of my favorite people, a perfect gentleman, and the original owner of this cabin. He told me that if I wanted to get Glenn to marry me, I had to be demure, drop my hankie and act all shy when he picks it up. He gave me wonderful advice. Mr. Cornog has gone to heaven now, but the memories of sitting on the patio with him and the family, the smell of wood smoke from the fireplace, the sound of the waves...priceless.

As the years passed, our July outings grew to mean more and more to me, and to our children. The memories are priceless. Ooops, we forgot our swim suits...no matter, kids, go ahead, just jump in off the dock. Your clothes will get dry, we have towels in the car, the night is warm and humid.

Into the lake they went, splashing, yelling, hollering, with Paula playing the pied piper and taking them in the rowboat and telling spooky "monster upsetting the boat" stories....Cindi and I talking about home schooling and websites and other fun stuff...

Mmm, s'mores, popcorn, ice cream...cold lemonade. A very smoky fire, with a delightful smell.

Fireworks? Yes! Tanks, and strobes, and volcanos, sparking and brightening up the darkened street...delighted children dancing in the street with silly grown -ups. The sound of the lake water splashing in the background. Fireflies, crickets...dang mosquitoes, you won't ruin tonight!

A little modest cabin, knotty pine interior, tiny kitchen, screened porch...and priceless memories. Thank you to Gail, Paula, Cindi, & Terri (and your families) for making us welcome yet again. We love the lake, we love the cabin in Sunny Point...and we love you.

Google Map: Lake Wallenpaupack & Etc!

I just finished a custom Google Map of Lake Wallenpaupack, "pinpointing" many (if not most) of the home owner associations that are on Lake Wallenpaupack.

Lake Wallenpaupack is an interestingly shaped lake, with many, many, MANY "nooks and crannies" and "coves" and "peninsulas" shaping its 52 miles of shoreline- it is very easy to become disoriented and confused when looking for real estate for sale around the lake.

DISCLAIMER: Please be aware that these communities are private and may have posted signs forbidding thru-traffic! Unless you are accompanied by an agent to see a property, or are invited by a home owner, you may be considered to be trespassing.

Other Pike County maps I have created:

Fawn Lake Forest - this map has been zoomed so that you can see where this Pike County community is compared to key places in New York City (Lincoln, Holland Tunnel, Tappan Zee, GWB, etc). Masthope is a similar community, right near Fawn Lake. (They both share Lake Westcolang, a power boat lake).

Walker Lake Estates - this is a nice quiet little community in Shohola, and is where my adorable little cottage for sale is located. Like the Fawn Lake Forest map, I pinpointed NYC locations to help give potential buyers an idea of distance and driving times.

I will be creating more maps in the future as time allows.

I want to help you become familiar with this really nice part of the Poconos. It can be very confusing to newcomers - and even to "old timers" as the area continues to develop and grow. It's a beautiful place to call home, and I'm proud to show it to you.

Vacation Home Sales Rising

Vacation Home Sales On Record Rise

According to an April 2007 news release from The National Association of REALTORS, vacation home sales rose 4.7% in 2006, while investment sales and primary residence sales fell. 14% of all homes purchased in 2006 were vacation homes, up from 12% in 2005.

The NAR article goes on to report that typical vacation home buyer in 2006 had a median income of slightly over $100,000 was about 44 years old. Many of these vacation homes were approximately 200 miles from home, though 32% of the purchases were 500 or more miles away from their primary residence.

44.7 million people nationwide are now in their 40s and are expected to be "driving the market" in the years to come. 29% of vacation homes were purchased in rural areas, while 24% were resort areas.

What does this mean for investors, and what does it have to do with northeastern PA?

Wayne County and Pike County in northeastern Pennsylvania are just on the outskirts of what is known as "BoshWash" or the "Urban Corridor" - a 500+ mile strip of land starting in Boston and ending near Washington D.C. BosWash contains 3 world cities (Boston, New York, and Philadelphia) and 4 of the world's largest metro areas (Boston, New York, Philadelphia, and Baltimore-Washington.) 16% of the nation's population lives and works in this Urban Corridor.

Pennsylvania has the 17th largest economy in the world, and as an incentive for builders/developers, the PA Economic Stimulus Plan has a special program titled Building PA, which provides mezzanine capital for builders/developers.

Since 1960, Pike County has experienced a 400% population growth - much of which consists of retirees and vacationers seeking an affordable place to invest in.

Together, Wayne and Pike County are extremely desirable for vacationers, retirees, and commuters alike, partly because of the proximity to New York City and Philadelphia, but mainly because of the beautiful landscape and affordable way of life. The Pocono Mountains are a desirable and popular vacation destination, and a wise investor will see that vacation homes in Northeast PA will become more and more in demand in the days to come.

"Hawley PA: Skip It!", REALTOR Says...

Hey, I'll bet that headline fooled you!

When I said "Skip It," I did not mean to remove Hawley from your itinerary. I wrote this blog after being inspired by a post by The Lovely Wife where she encouraged readers to take a moment from their serious day and let the inner child loose, and SKIP. *post is members only, sorry!*

I took her up on her advice on Tuesday afternoon. I had been out touring homes & property for sale in Pike & Wayne county with the Weichert Realtors Paupack Group "Grand Caravan." (And boy howdy, does our office have a ton of great listings of homes for sale to choose from!!).

Anyway, after a working lunch with some of my comrades at The Cuckoo's Nest (which claims the best food in Bohemia...it's actually the ONLY restaurant in Bohemia, but I digress) we ended back up in Hawley - and as I was walking to my van I noticed the sign for the scenic River Side Park trail behind the office. I thought of TLW's post, and said "I'm gonna do some skipping!"

Luckily, I had my camera with me, as all good REALTORS should, and took some lovely snaps along the way. The River Walk is a short scenic walk along the Lackawaxen River in Hawley and offers some serene scenes and rejuvenating river sounds, along with some pretty flowers here and there, and the freedom that comes from being alone on a beautiful summer day with no particular place to go...for a little while, anyway.

I walked along the railroad for a bit, and while I didn't exactly skip (I was afraid to...I have never been accused of being graceful or light on my feet) I did leap from railroad tie, to railroad tie...and each time, I thought "Wow, this is fun! I hope nobody is behind me..." A 37 year old woman, dressed in office clothes, leaping on the railroad tracks would certainly raise some eyebrows.

Anyway, it was fun, and thanks, TLW, for the inspiration. I didnt' get hurt, I didn't make a fool of myself, and it gave me a new reason to be proud to call Hawley my hometown.

I thought I would share some of my pictures below. Hawley is a quiet little town in Wayne County (though some of its rural postal customers are actually in Pike County).

There are some charming Victorian homes and buildings to see, antique shops, great food, and some other unique places such as Penny Lane Candy & Candles (with old fashioned candy that isn't easy to get everywhere else), Light Expressions Hand Poured Candles, Black Bear Music Conservatory, Player's Row music store, The Ritz Theater...lots of interesting places to visit or to purchase gifts & collectibles from. Promised Land State Park

Promised Land State Park in Pike County covers nearly 3000 acres is probably one of northeastern Pennsylvania's best places to spend the day (or a weekend, or a week!).

Located on Route 390, a few miles south of I-84's Exit 26, it is easy to find.

Our family visits Promised Land State Park several times a year. The kids love to swim in the clean waters of the lake and play on the sandy beach. Lots of shade trees are nearby for those of us who do not worship the sun. Picnic spots are plentiful...and please do not feed the ducks, however cute they may be! Reserve a picnic pavilion for a large gathering, and have electricity and a private bathroom along with protection from sudden rain or hot sun!

There are hiking trails, camping areas, cabins, bike trails, snowmobile trails, and access to equestrian trails...it's probably the best investment of time anyone can spend.

Rent a boat, kayak, canoe, or paddleboat and take a leisurely ride along the shores of beautiful 442 acre Promised Land Lake or 173 acre Lower Lake.

One client of mine recently commented about the religious theme for the park's name. Originally the hunting lands of the Minsi Tribe (Wolf Clan) of the Lenni-Lenape Delaware Indians, these grounds were purchased by the Shakers, a religious sect seeking to build a farming community (or so one story goes). The legend continues that the Shakers found this rocky land most unsuitable for farming - and sarcastically dubbed it "The Promised Land."

Eventually the Shakers sold the land for timber and left the area. In 1902, after the land had been repeatedly cleared and timbered, the Commonwealth of Pennsylvania purchased the tract to become the state's 4th state park, opening it to the public in 1905. During the Great Depression, President Franklin D. Roosevelt started the Civilian Conservation Corps to help relieve unemployment; much of the CCC's handiwork can be seen in Promised Land State Park today.

While it may not have been "The Promised Land" for the Shakers, it most certainly is the "Promised Land" for nature lovers visiting and living in the Poconos!

Most of the cabins are on state owned ground and only available to PA residents, but there are others for non- PA residents as well. One of them might just have your name on it. Lake Wallenpaupack - Wayne & Pike County in the Poconos

Lake Wallenpaupack is the hub of tourism and recreation for Wayne and Pike County in the Poconos of Northeast Pennsylvania.

Lake Wallenpaupack was created by PPL in 1926 as a hydroelectric power project. Lake Wallenpaupack is a vital part of the local economy as well as an important electric-generating facility when demand for electricity is high. (PPL = Pennsylvania Power and Light Co.).

Because Lake Wallenpaupack is a reasonable drive from Philadelphia and many parts of New York and New Jersey, it is one of the most popular recreational destinations in Northeast PA and in the Pocono Mountains.

Pike County - Walker Lake Estates, Shohola PA

Walker Lake Estates in Shohola is a small, quiet homeowner community only fifteen minutes from Milford PA, about 2 hours from the GWB and Lincoln Tunnel. About 1 hour and 40 minutes from Tappan Zee.

Walker Lake is a great fishing lake. (I caught a few bass there myself, back in the day...) If you want peaceful, this is it! Only 5hp motors are allowed on this lake, so no peace and serenity disrupted by wave runners, water skiing, or speedboaters!

Walker Lake is in Pike County and the homes are in the Delaware Valley School District.

Lackawaxen PA Real Estate

Previously, I wrote a blog article on Lackawaxen - a quiet and secluded area in Pike County, by the Delaware and Lackawaxen Rivers. Similar villages nearby are Rowland, Shohola, and Greeley.

Lackawaxen and the surrounding area has a lot of appeal for those wanting to "get away", with a bit of rustic mountain charm of days gone by. Fishing and hunting enthusiasts find the areas around Lackawaxen to be a paradise.

There are several homeowner communities in Lackawaxen - two of the more popular ones are Fawn Lake Forest and Masthope. Both of these developments are built up around Lake Westcolang, a 250-acre lake that allows jet-skis and powerboats for lots of summer fun.

Two additional developments are Riverview Acres and Bear Ridge Estates. These are more quiet and low-key than Fawn Lake Forest or Masthope.

Did I mention that Masthope is home to a popular ski area? Yes! Ski-Big Bear, formerly known as Masthope Mountain, has been keeping the snowbunnies happy for decades...lest anyone think the appeal of Lackawaxen is limited to the summer months.
